There are a lot of estate agents in Punta Cana. Why should a buyer pick me?
Well, firstly, I do real estate full-time. I don’t do anything else. That might sound funny, but while there are a lot of estate agents here who have other jobs, but I am dedicated to real estate 24/7. That means that I can respond quickly when new properties come on the market, and I am always available to help buyers.
I know the area well.
It’s a very local business. You need someone who knows the place inside out. A local REALTOR® is always going to serve you better. Again, this might seem funny, but there are a lot of agents who sell in Punta Cana who don’t actually live here. They don’t see the changes as they happen, and they’re not up to date with current area trends in the property market. My agents and I live in the community, and we’re dedicated to the community. That means that we’re ready to serve clients best, and we have insider knowledge of the region.
I have more qualifications than most area REALTORS®.
I’m a member of the National Association of REALTORS®, and have been awarded Certified International Property Specialist CIPS® designation and Resort and Second-Home Property Specialist RSPS certification. Not to sound boastful, but that means that when it comes to vacation property and second homes, I know my stuff! Buyers from overseas can trust that I won’t give them poor advice; I know the pitfalls and hidden traps that can pop up in international property deals.
I’m bilingual too!
Yes. I’m fluent in English and Spanish. I grew up in New York City, so I can negotiate on behalf of English-speaking buyers and can quickly translate the fine print of legal documents for them. And of course, being fluent in Spanish is essential; again, you’d be amazed at the number of real estate agents in the Dominican Republic who do not speak the local language! Leaving us to wonder how they can read up on laws or even check a contract which is written in Spanish.
I have a marketing and international sales past.
In Punta Cana practically anyone can show you a property, and I mean anyone; your cab driver, your waiter, the guy at the poolside bar. But they won’t have the education and experience needed to negotiate the best contract for you. The ones that do work in real estate are poor negotiators and many fail to keep up with details of the transaction.
In many cases, the most important work of a Punta Cana agent is not just finding a home, but making sure the sale closes. That includes making sure the buyer is approved for a loan; check the home is free of liens before it goes on the market; check to see if the appraisal is accurate; make sure any issues raised by the home inspection are resolved.
