5 Ways I Serve My Punta Cana Home Sellers by REALTOR® Jocelyn Hernandez Irizarry
When it comes to choosing the right agent to sell your home, avoid the “Post & Pray” realtors – agents who put up a sign in your yard, put a few ads out, and pray for a buyer to come along.
How do you pick the right agent? Look at potential agents’ business practices. Any respectable real estate agent will go the extra mile for their client. As a REALTOR®, I have a duty to my clients to ensure that the sale of their property sale goes as smoothly as possible, and I treat the process like a professional.
Here are 5 ways I serve my clients, things that all good real estate agents should do:
I Price Your Property Correctly
It’s easy – all too easy – to tell a client what they want to hear and price a property too high, but in the long run it can only cause harm. If a property is priced too high, buyers avoid it, and if they avoid it for too long, it soon gets a bad reputation as an unsellable property.
I use my extensive knowledge of Punta Cana’s property market and make sure that the selling price of your home is accurate and in keeping with similar properties.
I Market Your Property – Properly!
Punta Cana is a unique property market, one without a Multiple Listing Service (MLS). Getting the word out about great real estate opportunities is a challenge, and sellers need an agent well-versed in the ins and outs of local marketing. My professionally optimized website draws traffic and showcases all my Punta Cana properties for sale.
A picture is worth a thousand words, and a bad picture can severely limit interest. I pride myself on taking the best photos of your property; pictures which show off its greatest and most desirable qualities.
I also make extensive use of Facebook, Google+ and other social media platforms to draw attention to your property.
I Communicate Properly- And In Your Language!
I believe in giving my clients regular updates and feedback, so you will always know what is going on with the sale of your property, especially if you are hundreds or thousands of miles away. And I am fluent in English and Spanish, so there will never be a communication breakdown or misunderstandings caused by a language barrier (something all too common in vacation destinations.)
I Make Sure the Buyer is Qualified
Just because someone makes an offer on your home doesn’t mean they’re financially able to buy it. There is a big difference between mortgage pre-qualification and pre-approval. Pre-qualification does not include an analysis of the buyer’s credit report, nor does it verify income or employment.
I make sure that possible buyers are pre-approved – not just pre-qualified – for a home loan, saving you the headache and heartache of thinking you have a deal only for it to fall through.
I Tie Up All Loose Ends
Selling a property in Punta Cana involves a lot of work. There are many little details that must be taken care of before a deal can close. Once you’ve accepted an offer and are ready to sign, I follow up with lawyers, the bank (if the property was financed), and collect condo fees, maintenance and utility receipts, easing the last-minute stresses of closing and making sure the sale of your property goes as smoothly as possible.
